Yew Grove invests in office property in the Republic of Ireland, in accessible locations outside of central Dublin. The REIT’s value-for-money proposition has attracted multinational and government tenants. Its modern, low-rise properties are well positioned for maximising tenant-attractiveness going forward, and should be particular beneficiaries of the likely shift to a hub-and-spoke office model. This is allied to the REIT’s state-of-the-art industrial assets, several of which include clean-room facilities.
The company has achieved rental income yield above the local index (Republic of Ireland) and 100% rent collection throughout the current COVID pandemic. Even at the height of the COVID crisis, its asset valuation remained unchanged. Dividends appear secure with growth prospects and offer premiums to the REIT index yield.
